Key Facts

  • The Mayfield development will be brought forward by the Mayfield Partnership, a public/private joint venture between Manchester City Council, Transport for Greater Manchester, London and Continental railways and Landsec U+I.
  • The project has already delivered the 6.5 acre Mayfield Park, the City's first new park in over 100 years and will go on to deliver a further 7.5 acres of public realm.
  • The Depot Mayfield, a historic railway station and depot will be retained, restoring a historic element of the city's history in a long forgotten part of the city centre.
  • The depot currently provides a home for live events and culture including Escape to Freight Island, The Warehouse Project, maker spaces and co-working, which has seen over three million visitors through its doors since its opening in 2019.
  • Planning permission has been granted for a first phase including a nine-storey 70,000 sq ft office building, 12-storey 244,000 sq ft office building and 581-space multi-storey car park.
  • The masterplan will go on to deliver; over 1,500 new homes, 1.7m sq ft of office space, shops, a 650-bed hotel and a car park opposite Manchester Piccadilly Station.
  • The £1.4bn scheme will also create more than 10,000 office, retail, leisure and construction jobs.

Role

Mike was part of the executive team that acquired this landmark regeneration opportunity as part of the corporate acquisition of U+I in 2021.

Working under strict corporate confidentiality rules, due diligence was undertaken over a 6 week period which culminated in the successful acquisition of the U&I business.

Working with Partners MCC, TfGM and LLC, Mayfield offers the opportunity for Landsec to further extend its reach into this new region for the business and regenerate this neglected and forgotten part of Manchester.
