Twelvetrees Park - Berkeley

Key Facts

  • Formerly know as Stephenson Street, Twelvetrees Park is being delivered in a partnership between Berkeley Homes and the Greater London Authority.
  • The initial bid process was a protracted OJEU procurement that culminated in Berkeley being selected as development partner in late 2015.
  • Planning negotiations with LB Newham were long and protracted and finally resulted in planning permission in August 2018 
  • Start on site was materially delayed by the pandemic but eventually began in earnest in late 2021. 


             Twelvetrees park will deliver;

  • Over 3,800 new homes – 40% of which will be much needed affordable homes with the remainder both private homes for sale and Build to Rent.
  • A dedicated community space, new retail, leisure and commercial units providing a new heart for the community and a new local centre for East London 
  • A new home for the East London Science School- providing brand new state of the art facilities designed in conjunction with teachers and pupils.
  • A 4.5-acre park and a total of 12.5 acres of high quality accessible public spaces
  • The development will also unlock the site to the existing community for the first-time improving connections and access by delivering;
  • A direct new link from West Ham Station and two new pedestrian bridges onto the site increasing pedestrian permeability from existing communities
  • A new road bridge / layout to improve traffic flow and ease potential congestion on surrounding roads
  • Green pedestrian and cycle links that will extend as the project is built out and will be integrated into the Leaway.


Role

Mike was the Development Director and project lead for Berkeley Homes, from site acquisition to successful receipt of planning permission and start on site.


Alongside managing the JV through some tricky planning negotiations with LB Newham, the physical infrastructure required to deliver the scheme meant protracted and challenging negotiations with London Underground, DLR, TfL and Network Rail - all successfully delivered to ensure the project success. 


Eventually, the scheme was overwhelmingly supported by all stakeholders including the local community a therefore received planning permission in summer 2018.
